The Challenges Dubai Property Businesses Face
Operating in the UAE real estate market requires precision. Manual systems create expensive liabilities.
Lost Broker Leads
Agents using personal WhatsApp accounts; when they leave, the leads leave too. No centralized lead history.
VAT Misclassification
Residential vs commercial properties have different VAT treatments. Manual invoice errors trigger FTA audits.
Manual MOU Process
Physical MOU signing, DLD form printing, and manual payment schedule tracking across dozens of units.
Off-Plan Payment Chaos
No system to track instalment schedules, completion milestones, and buyer payment status per unit.
Your Complete Real Estate Stack
A unified ecosystem designed specifically for property developers and brokerages.
Zoho CRM
Centralized broker portal, WhatsApp lead capture, site visit scheduling, full lead lifecycle.

FAQ
Questions UAE property businesses ask us
How is VAT applied to property in the UAE?
It depends on the property. Commercial property is standard-rated at 5%. The first supply of a new residential building within three years of its completion is zero-rated, and later residential sales and leases are exempt. We set these up as separate tax treatments in Zoho Books so each invoice carries the right one.
What happens to our leads when an agent leaves?
They stay with the company. Calls, WhatsApp conversations and viewings are logged against the lead in Zoho CRM, so the next agent picks up the full history instead of starting again.
Can we track off-plan payment plans per unit?
Yes. We build a unit inventory in Zoho Creator with each buyer's instalment schedule, so you can see what is due, paid or overdue for every unit, and invoices are raised in Zoho Books as milestones fall due.
Can MOUs and SPAs be signed digitally?
Yes. Zoho Sign sends documents for electronic signature and keeps a timestamped audit trail of who signed and when.
Does UAE eInvoicing apply to real estate businesses?
Yes, for business transactions such as commercial leases and sales to companies, and eInvoice records for real estate must be kept for 7 years. Sales to individual consumers are out of scope for now. Businesses with revenue of AED 50 million or more must appoint an Accredited Service Provider by 30 October 2026 and go live on 1 January 2027. Businesses below that appoint one by 31 March 2027 and go live on 1 July 2027.
